This policy describes information submitted through the Let's Make A House Deal website, operated by Colby Capital Investments LLC, and the website features described below.
Information you provide
Property-inquiry forms collect your name, phone number, property address, and any property details or message you choose to provide. The contact form also has fields for an email address and property city. You may choose to describe your property's condition, occupancy, timeline, or reason for considering a sale. The form records the communication-consent wording version and scope; checking the optional box records your choice to opt in.
Please do not submit Social Security numbers, bank details, full loan account numbers, identity documents, or private tenant or estate records through the public form. Start with a brief, non-sensitive property summary.
How inquiry information is used
We use submitted information to review the property inquiry, respond to your request, ask relevant questions, schedule appointments, discuss a possible offer, and coordinate requested next steps. Submitting the form does not obligate you to sell and does not subscribe you to unrelated promotional campaigns.
Calls, texts, and your choice
The optional form checkbox covers calls and text messages from Colby Capital Investments LLC about that property inquiry and related follow-up only. It does not include unrelated marketing or promotional campaigns. Consent is not required to submit an inquiry or to buy or sell a property.

Service providers and mobile-information restrictions
Our website uses Netlify hosting and form processing. Information may be handled by people authorized to review your inquiry and providers used for website hosting, form processing, inquiry records, and requested communications, as needed for those tasks. Hosting providers may process connection information, such as an IP address and browser information, to operate and protect their services.
Mobile phone numbers, SMS opt-in data, and SMS consent are not shared, sold, rented, or disclosed to third parties or affiliates for marketing or promotional purposes. Processing an inquiry through a service provider is not permission for that provider to use your mobile information for its own marketing. Submitting a form is not permission to publish your private inquiry.
Browser storage and online tracking
The site's browser code stores the time an inquiry is started in a local-storage item named last_property_inquiry_started. That item contains a timestamp, not the completed form fields. A service worker also caches pages and site assets on your device. You can remove this device storage through your browser's site-data controls; doing so does not delete an inquiry already submitted to us.
The website's own published page code does not include third-party advertising pixels or analytics scripts. It does not change its behavior in response to a browser's legacy Do Not Track setting. This description does not waive any privacy rights or replace any obligations associated with other privacy-preference signals. Hosting-provider processing is separate from these browser features.
Links to outside websites take you to services with their own privacy practices. Review the other site's policy before providing information there.
Review, correction, deletion, and contact requests
Call 925 864 7166 to ask about information associated with your inquiry, request a correction or deletion, or change your communication preferences. Tell us the nature of the request without providing sensitive identifiers. We may need to verify that a request concerns your information before making a change.
Retention can depend on whether an inquiry remains active, transaction and recordkeeping needs, and applicable obligations. Certain records may need to be retained, including information needed to honor an opt-out. Contact us about your particular record; this page does not promise an automatic or immediate deletion of every record.
Policy updates
Revisions will be posted on this page with an updated date. A policy revision alone does not create new marketing consent or expand the permission given in an earlier inquiry.
